AC Repair in Gilbert, AZ: Planning for a Wave of Aging Systems

Most Gilbert homes were built in a short window, so many of their original air conditioners are reaching the end of their service life at the same time. Here is how to plan for it.

Quick answer

Gilbert's housing is young but aging together: the median home was built in 2003, and 35.2% of units date from 2000 to 2009, so many original AC systems are now 17 to 26 years old. The Town lists both SRP and APS as residential electric providers, and only SRP still pays an AC rebate in 2026. Residential permits are filed through Gilbert's One Stop Shop portal.

Why are so many Gilbert AC systems due at once?

Census survey data for 2019 to 2023, compiled by Point2Homes, shows how concentrated Gilbert's construction was:

BuiltShare of Gilbert housing unitsOriginal AC age in 2026
1980 to 19899.5%37 to 46 years
1990 to 199926.8%27 to 36 years
2000 to 200935.2%17 to 26 years
2010 to 201921.2%7 to 16 years
2020 or later3.2%6 years or less

The median construction year is 2003, and about 73% of occupied homes are owner-occupied. ENERGY STAR suggests considering replacement once a heat pump or air conditioner is more than 10 years old, especially with frequent repairs or rising bills (ENERGY STAR). If your home is from the 2000s and still has its first system, it helps to get a replacement quote before a summer failure forces a rushed decision. Our repair or replace guide and the AC installation guide cover what to compare.

How much does the climate wear on a Gilbert system?

The National Weather Service keeps the Valley's long-term climate record at Phoenix Sky Harbor. In 2025 that station logged 122 days at or above 100°F and 37 days at or above 110°F, and its 181 days at 90°F or warmer compared with a normal of 173.4 (NWS Phoenix 2025 Year in Review). A cooling season that long means a Gilbert compressor runs many more hours per year than one in a mild climate, which is one reason age-based replacement rules of thumb arrive sooner here.

SRP or APS in Gilbert?

The Town's utilities page lists two residential electric providers, Salt River Project and Arizona Public Service. On the APS Metro Phoenix map, nearly all of Gilbert lies outside APS territory, with a small APS pocket. Check your bill, then match the program:

  • SRP customers: Cool Cash pays $75 per ton for single-stage, $150 for multi-stage and $225 for variable-capacity systems rated 15.2 SEER2 or higher, up to $1,125, for installs before April 30, 2027. Single-stage systems need a Manual J load calculation.
  • APS customers: no equipment rebate in 2026. APS ended its residential AC and heat pump rebates on January 1, 2026 following an Arizona Corporation Commission decision, as Champion Air's APS guide explains.
  • Income-eligible households: Efficiency Arizona lists up to $8,000 for a heat pump.

HOA approval for AC work in Gilbert

If your Gilbert home is in a planned community, its CC&Rs may require architectural approval before exterior equipment changes, such as relocating a condenser, adding a second unit or changing a screen wall. Arizona's Planned Communities Act says approval of a project's architectural designs and plans "shall not unreasonably be withheld" (A.R.S. 33-1817). A like-for-like swap in the same pad usually raises fewer questions, but read your CC&Rs and get any approval in writing before equipment is ordered.

Permits in Gilbert

Gilbert handles residential building permits online through the One Stop Shop portal, which covers "All Residential Except Fire." The Town does not publish an AC change-out exemption on that page, so ask the One Stop Shop Customer Service Center at 480-503-6700 whether your project needs a permit. The licensed contractor you hire should file it and schedule the inspection.

Help with urgent cooling repairs

Gilbert's Emergency Home Repair Program lists heating and cooling among eligible health and safety repairs. Applicants must own and live in the home, earn at or below 80% of Area Median Income and hold no more than $30,000 in available assets. Applications go through the Town's online portal.

Checking a Gilbert AC contractor

Search the Arizona ROC contractor search by name or license number and confirm an air conditioning classification such as R-39. If a contractor has done residential work for you and you later have a valid complaint, the ROC's Residential Contractors' Recovery Fund can cover up to $30,000 per residential property owner, after the complaint process (ROC).

Frequently asked questions

Can my Gilbert HOA block me from replacing my AC?

An HOA can require architectural review if its CC&Rs say so, especially for exterior changes such as moving the condenser or adding equipment. Arizona's Planned Communities Act, A.R.S. 33-1817, says approval of a project's architectural designs and plans shall not unreasonably be withheld. Ask the HOA for its application form and timeline before work starts.

Who qualifies for Gilbert's Emergency Home Repair Program?

Gilbert homeowners who live in the home as their main residence, are lawfully present in the U.S., earn at or below 80% of Area Median Income and have no more than $30,000 in available assets. The repair must address a health or safety hazard or an accessibility barrier, and heating and cooling are listed examples.

Is my 2005 Gilbert AC worth repairing?

It depends on the repair cost, refrigerant and the system's condition. A system from 2005 is about 21 years old in 2026, well past the 10-year point where ENERGY STAR suggests considering replacement. A small electrical repair can still make sense, but a compressor or coil failure on a system this age usually calls for a replacement quote.
